PARK RULES & GUIDELINES

SKYVIEWRIDGE MOBILE HOME PARK

It is our desire that you and your family enjoy living here and will consider this community as your home. We have designed a number of rules to keep the community an attractive, pleasant place to live.

1- No Outside Storage

Nothing may be stored outside the home. Tires, spare propane tanks, lumber, tubs, lawnmowers, scrap metal, recyclables, junk, boxes, cans, garbage bags and refuse cannot be left outside. Only grills, plastic lawn furniture, a small amount of neatly stacked firewood and two trash cans with lids are permitted.

State law prohibits the storage of old furniture, lumber, refuse, salvaged materials, automotive parts, appliances and other materials in or around your spaces. The dismantling of any motor vehicle or boat in the park is prohibited.

2- Shed Requirement

All tenants are required to have a 30 SF or larger shed. The shed must be approved by management including material, size and location.

Vinyl sheds are permitted. Wood sheds must be made of T1-11 or similar, painted or stained, with shingle or metal roof. No painted plywood walls, tarpaper or exposed wood roof. The shed must be from a kit or prebuilt – No junk, home made sheds. Fabric shelters, metal sheds and painted plywood are not permitted. However, pre-existing sheds may be grandfathered on a case by case basis. Sheds must be kept attractive and painted.

Management reserves the right to provide a shed and increase rent accordingly for those who don't comply.

3- Storage and Clutter

The tenant will not keep items that create a cluttered appearance such as boxes, old mowers, and excessive toys in view. Such items should be stored in a shed. No material may be stored on a deck or under a porch. No material may be stored under a deck unless the deck has skirting. Tenant will be given a violation notice to remove trash and clutter. If not removed, tenant accepts materials will be removed with due notice at tenant's expense.

State law prohibits storage of anything under the trailer.

4- Trash Containers

Each resident must have at least two 30 gallon or larger trash containers. Trash, refuse and recyclables must be stored in a container designed for trash. Repurposing barrels originally used for liquids and other materials is not permitted unless in a shed. A trash can storage box is permitted. The location and style must be approved by the park. Only two trash cans can be visible excluding those in a holding box. Any additional containers must be kept in a shed. Containers must have a lid.

Under no circumstances may bags of trash be left by the road or on the deck not in trash container.

5- Mowing and Lot Maintenance

The homeowner is responsible for mowing and landscaping maintenance on their lot. Lawns will be kept neat and tidy. Grass areas shall be kept trimmed and edged. This includes the areas behind, beside, and under homes and the boundaries of their lot. Management reserves the right mow and do landscape maintenance and charge accordingly should tenant fail to do so in a timely manner. The mowing charge is $30.00.

6- Landscape Alterations

Management must approve any changes or alteration of the space and/or landscaping. The tenant is responsible for maintaining any changes to the landscaping. Tenants are encouraged to plant flowers and shrubs. All plants, trees or other planted or otherwise permanent fixtures placed on a lot become property of the park. Tenants are responsible for cutting brush on their lot and trees up 6" in diameter. Tenant must notify management and obtain permission to cut trees or brush. Material must be properly disposed of.

7- Structure Additions and Alterations

All structures and additions to the mobile home and the lot including ramps, decks and sheds require written permission from the park prior to installation regardless of whether a building permit is required. If a building permit is required, a letter stating the park's approval must be requested before applying for the permit and must accompany the request for a building permit submitted to the town.

8- Permits

Activities requiring a permit from a government agency also and first require permission of the property owner i.e. the park. A permit does not give a right to circumvent the park's approval or denial. Park approval is not needed for permit required work pertaining only to internally in the trailer.

9- Skirting

All homes and large porches require skirting. Skirting must be painted or stained in an attractive manner. Tenant is responsible for maintaining skirting. If skirting remains missing or in disrepair following a notice to repair, management reserves the right to install or repair skirting at tenant's expense.

10- Home Appearance and Maintenance

Each homeowner is responsible for maintaining the outside of their home in a reasonably attractive manner. This includes painting, siding, skirting, roof, porches and decks, stains, rotted wood, broken windows, torn screens and other repairs. IF the appearance is not kept up, the lease will not be renewed and the trailer will have to be removed from the park at owner expense.

Management reserves the right to demand the repair and maintenance of any structure and/or addition if management feels that there is an unsafe and/or unsightly condition.

11- Property Damage

Management is not responsible for damage to homes, sheds, or personal property or losses resulting from of an act of nature, trees, other tenants or visitors.

12- Water Connection

Tenant is responsible for taking protective measures, including heat tape and insulation, to prevent water pipes leading into the home from freezing. Tenant is responsible for cost of repairs to frozen pipes.

13- Sewer

Tenant will not flush foreign items such as garbage, sanitary napkins, paper towels, disposable diapers, cat litter, grease etc. down the sewer. Insoluble items clog the system. Tenant is responsible for cost of clearing clogged pipes between home and street line regardless of cause of clog. Tenant may also be responsible for cost of clearing clog in main line if tenant causes clog.

14- Utility Demarcation Responsibility

Electric: Tenant is responsible from the meter on. Water: Park is responsible until water line emerges from the ground. Repairs to frozen lines below ground due to failed or missing heat tape will be charged to tenant. Sewer: Tenant is responsible until line enters ground and for clogging the line regardless of location.

15- Hazardous Materials

Oil, paint, chemicals and gasoline will be disposed of properly and not put in the drain or ground. Containers cannot be stored on the lot even if empty. They must be kept in the shed.

16- Right to Access

Tenant accepts and understands Management can access the lot including under the trailer to conduct inspections, maintain utilities and do maintenance at any time without notice.

17- Hazardous Situation

Management has the right immediately address a situation which is a hazard to the public such as a live wire on the lot or water leaking from the home forming ice across the road. Repairs are at tenant's expense.

18- Parking

No more than two vehicles are permitted per lot. Vehicles shall be parked in the driveway or when guests visit, on the extended portion of the driveway. Tenants shall not park their vehicles on their lawn, in vacant lots or in front of other lots.

19- Vehicles

Only operative vehicles licensed for the highway are permitted within the park. Inoperative vehicles, unregistered boats, unattached trailers are not permitted on tenant's lots or streets. Vehicles may not be left with flat tires or on jacks for more than 3 days. Boats may not be kept on the lot without written permission of the park. A boat must be kept on a trailer and have current registration.

Inoperative vehicles, boats, unattached trailers, or commercial vehicles are not permitted on the streets or in or around tenant's lot.

20- Vehicles Permission Required

Tenants must request permission before bringing any boat, motorcycle, recreational vehicle, snowmobile, truck, car or other vehicle not listed on their lease into the park. Permission is required even if the vehicle is only expected to be there temporarily.

21- Recreational Vehicles

ATV, dirt bike, off-road vehicles and snowmobile riding is not permitted in park.

22 Trucks

Tractor trailer trucks, truck cabs, other large trucks, and work vehicles are not allowed in the park.

23- Speed Limit

The speed limit is 10 MPH per State law when entering or exiting the community. Within the park the speed limit is 10 mph but in no case shall drivers exceed what is safe and prudent for the conditions.

24- Aggressive Driving

Aggressive driving is not permitted. Spinning tires damages roads. Residents will be charged $25.00 and more for road damage caused by wheel spinning. Residents are responsible for their guests.

25- Pets

Two indoor pets are allowed with written permission of Management. Tenant must get approval for any pet not on the application. Only dogs 18 lbs. and under are allowed. Pets must be kept indoors. Dog houses, fenced in dog pens and dog runs are not allowed. Dogs must never be left unattended outdoors or create a nuisance. No aggressive breeds. Pets must have current tags and shots. Dogs must be on a leash at all times outdoors. Tenants are responsible for their pets at all times. Pet sitting and pet watching is not allowed.

Certified guide dogs are per State regulation. Before bringing a therapy dog into the park, a resident must first apply to the park for a therapy dog, submit documentation requested by the park as permitted by law, provide heath practitioner's contact information, fill out the forms, provide documentation the dog is certified as a therapy dog and obtain the park's written permission to have the dog. All dog rules including indoor only, no dog houses or fenced in dog areas apply to therapy dogs as well. Thus, therapy dogs no larger than 18 lbs are preferable.

26- Guest Pets

Guests should be encouraged not to bring their dogs into the park. Dogs should not be left in vehicles unattended. Guest pets are subject to the same rules as residents however, residents are responsible for their guest's pets at all times.

27- Tenant Responsibility

Tenants are responsible for the activities of all the people living in their home and their guests. Tenants must supervise activities. Activities in the street, in vacant lots, or in neighbor's yards are not permitted.

28- Pools, Swings and Trampolines

Swimming pools and large wading pools are not allowed. Kiddie pools with no more than 12" of water and no more than 20" high are permitted. Children's swing sets and adult slider swings require permission. Trampolines are not allowed.

29- Occupancy

Occupancy is limited to those presented on the application. Friends, relatives and guests may not stay longer than one week without prior permission of Management. Daycare activities are not permitted for either children or adults. Tenants may not rent their home to others.

Visitors on an excessively frequent basis are not permitted. Visitors may not stay on the premises when the resident is absent.

30- Noise

Disturbing noise is not permitted in the park at any time. This includes loud partying, music and vehicles. Tenants and their visitors are expected turn down their car radios upon entering the park. Noisy activities such as wood cutting should cease by 8 pm.

31- Rent

Rent is due on the first of each month. Rent is late on the 5th. If management does not receive the rent by the 15th of the month, then a $10.00 late fee will be assessed monthly. Failure to pay rent for the month will result in an eviction notice. Upon filing an eviction notice, Management may put a sign on the lot indicating it may become available.

32- Water Cost

Tenants are billed directly by the water company once every three months. Tenants are expected to conserve water by promptly repairing running toilets, leaky faucets and not leaving outside hoses on.

33- Sewer Cost

Sewer use is based on water use and billed by the park every three months at the town rate plus 5 to 10 cents service and rounding charge. If management does not receive the sewer payment by the 15th of the month, then a late fee of $10.00 if over $100 or $5.00 if under $100 will be assessed monthly.

33- Trash Service

All waste and garbage shall be kept in waste cans with covers tightly secured. Trash is picked up on Wednesdays. Tenants must take non household trash to the dump themselves. Trash from projects outside the park and commercial activity can not be brought into the park.

34- Snow Plowing

The park plows the roads. Driveways are homeowner's responsibility.

35- Signs

No signs are permitted without the permission of management. Signs posted in windows such as "Go away" and "No Trespassing" which presents a negative image of the park are not permitted.

36- Home Businesses

Commercial activities by residents and their guests are not permitted within the park. Repair of vehicles not owned by resident is not permitted.

37- Move In

Tenants have 30 days after your move-in to build or have steps, a porch or a deck built and skirting in place. Portable steps will NOT be allowed for the front or back doors of your home.

38- Hanging Out

No congregating on the roads in front of your neighbor’s lot. If you wish to congregate, do so in your own lot.

39- Air Guns

No BB guns, air guns, or bow shooting in the park.

40- Clothes Lines

Clothes lines will be to rear of the trailers. Do not hook to meter poles.

41- Fire Pits and Open Fires

Fire pits and open fires are not permitted. Gas and charcoal grills are allowed but must be 5' from the trailer. Burning of brush is not permitted regardless of state rules.

42- Fireworks

Fountain fireworks are only permitted during a specified period. Firecrackers and aerial fireworks are not permitted at any time.

43- Identification

All homes must be identified by a lot number. Numbers must be uniform in appearance and location for rapid identification by emergency services. The park will supply a number plaque and attach it to the trailer. If the plaque is lost, a $40.00 replacement charge will be incurred.

44- Oil Tank Filter Guard Per State Law

The oil tank filter requires a protective guard. Management reserves the right to provide one and charge accordingly if the tenant does not comply.

45- Resident Information

The tenant must provide a current phone number, emergency contact mailing address and notify the management of changes within 5 days. Upon request, tenants must supply an updated resident information form with vehicles, pets, occupants and contact information.

46- Selling or Moving a Home

All rental payments and sums due the park must be paid in full before the home is sold, removed from the park or occupied by a new tenant. If a trailer is sold and the buyer seeks to live in the park Management must approve the Buyer’s application. Mover must be insured, licensed, provide move out plan and obtain approval from park.

47- Notification of Changes to Rules>

Posting the rules on the park website is deemed sufficient means of dissemination however; tenants may request a printed copy. Continued occupancy of the lot is an acknowledgment that tenant accepts and agrees to follow park rules and guidelines.

48- Laws

All federal, state, local laws, regulations and ordinances shall be obeyed by residents and guests of the park.

Management may at any time fail to renew a tenant's lease for failure to abide by these rules and guidelines.
