Park Rules

RULES & GUIDELINES                                                                               Jan. 1, 2007   Skyview Ridge

It is our desire that you and your family enjoy living here and will consider this community as your home.

We have designed a number of guidelines to keep the community an attractive, pleasant place to live. 

1 Mowing and Lot Maintenance The home owner is responsible for mowing and landscaping maintenance on their lot.  Lawns will be kept neat and tidy.  Grass areas shall be kept trimmed and edged. This includes the areas behind, beside, and under homes and the boundaries of their lot.  Management reserves the right mow and do landscape maintenance and charge accordingly should tenant fail to do so in a timely manner.  The mowing charge is $20.00\

2 Landscape Alterations.  Management must approve any changes or alteration of the space and/or landscaping.  The tenant is responsible for maintaining any changes to the landscaping.  All plants, trees or other planted or otherwise permanent fixtures placed at a space become property of the park.

3 Structure Additions and Alterations:  All structures and/or additions to either the mobile home or the space including sheds must be pre-approved by management prior to their installation.  Management reserves the right to demand the repair and maintenance of any structure and/or addition if management feels that there is an unsafe and/or unsightly condition.

4 Skirting:  All homes and large porches require skirting.  Skirting must be painted or stained in an attractive manner.  Tenant is responsible for maintaining skirting.  If skirting remains missing or in disrepair following a notice to repair, management reserves the right to install or repair skirting at tenant's expense.

5 Home Appearance and Maintenance   Each homeowner is responsible for maintaining the outside of their home in a reasonably attractive manner.  This includes painting, siding, skirting, roof, porches and decks, stains, rotted wood, broken windows, torn screens and other repairs.   IF the appearance is not kept up, the lease will not be renewed and the home will have to be removed from the park at owner's expense.

6 Property Damage   Management is not responsible for damage to homes, sheds, or personal property or losses resulting from of an act of nature, other tenants or visitors.

7 Water Connection   Tenant is responsible for taking protective measures, including heat tape and insulation, to prevent water pipes leading into the home from freezing.   Tenant is responsible for cost of repairs to frozen pipes.

8 Sewer   Tenant will not flush foreign items such as garbage, sanitary napkins, paper towels, disposable diapers, cat litter, grease etc. down the sewer.  Insoluble items clog the system.  Tenant is responsible for cost of clearing clogged pipes between home and street line regardless of cause of clog.  Tenant may also be responsible for cost of clearing clog in main line if tenant causes clog.

9 Hazardous Materials   Oil, paint, and chemicals will be disposed of properly and not put in the drain or ground.

10 Storage Units  A Storage unit must be approved by management and shall remain the property of resident.  Units must be kept attractive and painted.

11 Right to Access:  Management reserves the right to access the lot including under the trailer to conduct inspections, maintain utilities and do maintenance.

12 Storage and Clutter   The tenant will not keep items that create a cluttered appearance such as boxes, mowers, bottles in view.  Such items should be stored either in a shed, under the trailer, behind a screening fence or at the far end of the lot out of view.  Neither the deck or under the deck or porch are to be used for storage.  The storage of old furniture, lumber, rufuse, salvaged materials, automotive parts, and other materials in or around your spaces is prohibited by State law.  The dismantling of any motor vehicle in the park is prohibited.  

13 Parking   No more than two vehicles are permitted per lot.  Vehicles shall be parked in the driveway or when guests visit, on the extended portion of the driveway.  Tenants shall not park their vehicles on their lawn, in vacant lots or in front of other lots.

14 Vehicles  Only operative vehicles licensed for the highway are permitted within the park.  Off-road vehicles shall not be driven within the community.  Inoperative vehicles, boats unregistered for more than one season, unattached trailers are not permitted on tenant's lots.  Vehicles may not be left with flat tires or on jacks for more than 3 days.

15 Recreational Vehicles   ATV, dirt bike, and snowmobile riding is not permitted in park.

16 Trucks:  Tractor trailer trucks, truck cabs, other large trucks, and work vehicles are not allowed in the park.

17 Speed Limit   The speed limit is 10 MPH per State law when entering or exiting the community.  Within the park the speed limit is 10 mph but in no case shall drivers exceed what is safe and prudent for the conditions.

18 Aggressive Driving   Aggressive driving is not permitted.  Spinning tires damages roads.  Residents will be charged $10.00 and possibly more for road damage caused by intentional wheel spinning.   Residents are responsible for their guests.

19 Pets  (Rev. 3/1/08) Indoor pets under 18 lbs. are allowed with written permission of Management.  Pet must be kept indoors.  Dog must be on a leash at all times outdoors.  Dogs must never be left unattended outdoors or permitted to create any nuisance.  No aggressive breeds.  One dog per home.  Current license.  Tenants are responsible for their pets at all times.  Certified guide dogs are per State regulation.

20 Guest Pets   Guests should not be encouraged to bring their dogs into the park.  Dogs should not be left in vehicles unattended.  Guest pets are subject to the same rules as residents however, residents are responsible for their guest pets at all times.

21 Children  Tenants are responsible for the activities of their children and their children's guests while they are in the park.  An adult must supervise young children at all times.  Children are not permitted to play in the street, in vacant lots, or in neighbor's yards without permission.  Children's toys are not to be left out when not in use.  Swing sets and pools/wading pools are not allowed.  Children under 18 years of age are not permitted to be out and unsupervised in the park after 10:00 pm.

22 Occupancy    Occupancy is limited to those presented on the application.  Friends, relatives and guests may not stay longer than one week without prior permission of Management.  Daycare activities are not permitted for either children or adults.   Use of the home by others during the day on a regular basis is not permitted.  Tenants may not rent their home to others.

23 Noise   Disturbing noise is not permitted in the park at any time.  This includes loud partying, music and vehicles.  Tenants and their visitors are expected turn down their car radios upon entering the park.

24 Rent   Rent is due on the first of each month.  If the management does not receive the rent by the 15th of the month, then a $10.00 late fee will be assessed.  Failure to pay rent for the month will result in an eviction notice.  Upon filing an eviction notice, Management may put a sign on the lot indicating it may become available.

25 Water Cost   Tenants are billed directly by the water company once every three months.  Tenants are expected to conserver water by promptly repairing running toilets, leaky faucets and not leaving outside hoses on.

26 Sewer Cost   Sewer use is based on water use billed by the park at the town rate every three months.

27 Trash Service   All waste and garbage shall be kept in waste cans with covers tightly secured.  Trash is picked up on Wednesdays.  Tenants are charged $1.00 per week billed monthly.

28 Snow Plowing    The park plows the roads.  Driveways are plowed at no charge.

29 Signs   No signs are permitted except with the permission of management.

30 Home Businesses   Commercial activities by residents and/or their guest are not permitted within the park.

31 Move In   You will have 30 days after your move-in to build or have steps, a porch or a deck built and skirting in place.  Portable steps will NOT be allowed for the front or back doors of your home.  Lot number is to be affixed to home and clearly readable.

32 Hanging Out   No congregating on the roads in front of your neighbor’s lot.  If you wish to congregate, do so in your own lot.

33 Air Guns   No BB guns, air guns, or bow shooting in the park.

34 Clothes Lines   Clothes lines will be to rear of the trailers.  Do not hook to meter poles.

35 Selling a Home   If a trailer is sold, the trailer must be moved unless Management approves the Buyer’s application.

36 Laws   All federal, state, local laws, regulations and ordinances shall be obeyed by residents and guests of the park.

Management may at any time fail to renew a tenant's lease for failure to abide by these guidelines
